Full Slate Roof Replacement, Victorian Terrace

The challenge

Widespread nail fatigue had caused slates to slip after every storm for three winters. Previous patch repairs used mismatched slate and cement fillets, and water had begun tracking into the front bedroom ceiling.

Recommended solution

Rather than a fifth patch repair, we specified a complete strip and re-slate in graded Welsh slate, with new treated battens, a breathable membrane, renewed lead valleys and a dry-fix ridge system.

Work completed

• Full scaffold with debris netting and pedestrian protection
• Strip of existing slate, battens and failed underlay
• Rafter-end repair and new wall plate section at the eaves
• Breathable membrane and treated graded battens to BS 5534
• Re-slate in graded Welsh natural slate with copper nails
• New Code 5 lead valleys, soakers and chimney flashings
• Dry-fix ridge and new eaves ventilation

Outcome

Demo outcome placeholder: the roof was returned to a 90–100 year design life, the internal ceiling damage stopped immediately, and the client received a written workmanship guarantee and full photographic handover pack.
